Montgomery County received a $400,000 grant from the Indiana Office of Community and Rural Affairs (OCRA) to launch an Owner-Occupied Rehabilitation Program. This program will enhance safety, energy efficiency, accessibility, and overall living conditions for low-to-moderate-income residents by providing funding for critical home repairs and upgrades, including roof replacements, radon remediation, and energy-efficient upgrades. Accessibility improvements, such as ramps and handrails, will also be offered to ensure that residents with mobility challenges can enter or leave their homes safely and independently. Priority funding will be given to seniors, veterans, single parents, and individuals with disabilities.
The program provides financial assistance of up to $25,000 per household for necessary home repairs for eligible homeowners living in Montgomery County.
Home Owners

Eligibility
- Must own the home and is the owner’s primary residence and located in Montgomery County.
- Homes must be single-family.
- Contract sales are not eligible.
Properties cannot be located within a floodway, or a 100-year floodplain. - Must meet income criteria (household income must be at or below 80% of Area Median Income (AMI), as defined by HUD and adjusted by household size
Eligibal Repairs Include
- Roof repair or replacement
- Heating and cooling system repair or replacement
- Water heater repairs or replacement
- ADA accessibility enhancements up to the home’s threshold (e.g., ramps and handrails)
Contractors
Montgomery County is inviting contractors to join its bidder’s list for the Owner-Occupied Rehabilitation Program. The County has received a $400,000 grant from the Indiana Office of Community and Rural Affairs (OCRA) to implement this initiative, which aims to improve the safety, energy efficiency, accessibility, and overall living conditions of low-to-moderate-income residents through essential home repairs and upgrades.
Each eligible home may receive up to $25,000 in funding for improvements. Qualifying work includes:

- Exterior accessibility upgrades, such as ramps and handrails
Each home will be bid individually. Contractors interested in performing these services must complete an interest form. Addresses will be provided as properties are approved for the program, and contractors on the program’s call list will be notified about bid opportunities as they arise.
