West Central, IN – Thrive West Central is continuing to pave the way to the future of sustainable housing with its “Homes for the Future” program. This initiative focuses on producing quality, age-friendly homes throughout West Central Indiana, addressing the region’s burgeoning demand for sustainable, future-ready housing.

Homes For The Future Program recently completed its second funding round utilizing READI funding and ARPA funding from both Vigo County and the City of Terre Haute. Thrive is pleased to share that it had ten projects in total submitted and awards $1,127,000 to five projects, which will develop 95 new housing units throughout the West Central region. This program funding helps builders and developers cover the gap with increased infrastructure costs. Awarded projects are:

  • MX LLC: The Hilton Hills project was awarded $195,000 to bring 12 workforce development housing units to the Springhill Drive area. The single-story homes will have 2-3 bedrooms with attached garage, ranging from 1,200 to 1,500 square feet. These homes will sell for $200,000 to $300,000 each and are located in Vigo County. This is phase one of a multi-phase buildout to include 100 homes. Phase one is a $3,000,000 investment.
  • John Mutchner Homes, Inc.: The Townes of Bear Creek project will bring 42 modern townhomes to Terre Haute along Hulman and Fruitridge. These townhomes will be a first of its kind in Terre Haute and will feature 3 bedrooms and 2.5 baths with a two car garage. The development will feature dog parks, sidewalks, green spaces, and more. The townhomes will sell for $325,000 per unit. This project was awarded $245,000. This project is phase one of two or three phases. In total, this project aims to bring 102 townhomes in total to the community. Phase one is a $13,650,000 investment.
  • Joe Hoop Construction: The Miller project features 16 single-family homes in Terre Haute on Albert Drive. This project was awarded $245,000. These 1,500 sq ft homes will have 3 bedrooms, 2 baths with attached garages. The targeted sale price will be $275,000. Also included in the proposal are an additional two single-family homes on Watson Place in Krislynn Woods Subdivision. These homes will be 1,800 sq ft and have 3 bedrooms and 2 baths with an attached garage sitting on approximately 1 acre lots. The homes will sell for approximately $342,000. These developments total an investment of$5,084,000 into the community.
  • The Emmert Group: This Clay County project will produce 13 homes with 2 to 3 bedrooms and an attached garage in The Reserve Subdivision. This subdivision is identified as a “patio home community,” and features monthly maintenance fees to cover lawn care and snow removal. It caters to those who are downsizing or the younger generation who don’t want the hassles that come with exterior maintenance. This project was awarded $245,000 and will develop age-friendly homes selling at approximately $260,000. This is a 3.38-million-dollar investment in Clay County.
  • A & J Developers: The Clay Court development, located in Staunton (Clay County) will offer ten spacious half-acre homesites with local town utilities in this quiet, semi-rural setting. These new homes feature 1,300 to 1,500 square feet open concepts, total electric, and will include three bedrooms, two bathrooms, and an attached two-car garage. Homes are priced in the $225,000 to $275,000 range. The award of $197,000 will be invested in this $2,500,000 development.

Thrive will open the final round of READI: Homes for the Future funding and the next round of VIGO/TERRE HAUTE ARPA: Homes for The Future funding round on Monday, December 11, 2023, with a closing date tentatively scheduled for Friday, January 12, 2024.
